The great thing about home ownership is knowing that your
home is not exactly like any other on this earth, because our
individual style, touches, and hard work make them unique.
When it is time to sell, the value of your home will be based upon
what similar homes can be purchased for at that specific
moment in time. The secret is in the marketing of your specific
uniqueness.
Homes are a Necessity,
People need a home, so there will always be some level of
demand for housing. So you ask why do some reports say " now
is the time to buy" and others are expounding "be cautious, this
is a buyer's market?"
Misunderstanding The Difference Between "The
Housing Market" and "Your Housing Market"
A homeowner decides to sell his/her home and must determine
an asking price. Based on our current market conditions, it is a
proven fact that the homes that sell fastest and attract the most
attention from buyers and Realtors are those that are priced
properly for that specific neighborhood market.
If a seller is too low, the competition among buyers will often
times bid the home right back to what it is worth and the hard
truth is: If it doesn't, then what is it really worth. An old axiom in
the real estate is "It is only worth what somebody is willing to pay
for it." Home Buyers Have an Innate Ability to Understand What
Type of Market there is For Each Specific Home Remember, that
buyers have hundreds if not thousands of homes to view and
they don't use the same negotiating tactics for every home. The
biggest mistake made by home buyers today is to try low ball
negotiations with the "right priced" home. Sellers who
understand this concept are the ones with complete control of
the process of selling their home. I have seen buyers fall in love
with homes that are priced below all competition but make low
ball offers because of bad advice, then get upset when the seller
sells the home to somebody else. You know what I am talking
about. But, the reality is you created the bidding excitement and
you were in control, with a closed sale.

Using the strategy to price competitively and use the low offer to
get a higher bid from another buyer is a win-win process. Your

most likely will not sell in our current market conditions. If you
want proof ask yourself why there is a 65% failure rate (unsold
homes) in our market place. That is amount of expired listings
that never sell. But if the home is correctly priced to sell, it will
